Leasing: We handle all tenant communications, advertising of rentals, and showing of property
Screen Process: Applicants are qualified on the basis of employment, references and a credit report. We require the latest pay check stub as verification of income
Eviction: We post all 3 day notices. For Non-paying and/or Breach Tenants we represent you in court.
Rent Collection: Rents are collected on the first of every month. If a tenant is late the appropriate notices will be sent to the occupying tenant. Reasonable efforts will be made to accommodate those with legitimate problems, if they cannot meet the deadline.
Payments: From collected rents Professional Realty will pay all mutually agreed expenses
Rent: Owner funds and/or statements with original receipts attached are sent to the owner when all funds have cleared Professional Realty Trust Account.
Deposits: We will deposit rents into a separate Trust Account, to be paid out to the owner.
Maintenance Request: We will respond to maintenance requests and schedule appropriate vendors. All maintenance calls are responded to within one day if possible.
Vendors: We utilize professional and courteous maintenance tradesmen and vendors as required. We look for competitive maintenance rates which are passed on to the owners. Scheduling of turn-key work for vacancies and negotiating of contracts and bids. We evaluate quality of workmanship prior to authorizing payments.
Inspections: Professional Realty visits each property on a regular basis and does a through walk through each time a property is vacated and again before occupancy.
Our Rates: Our fees are 10% of the gross rental receipts per month. If the property is vacant for a long period of time or additional services are requested then a small additional fee may be added depending on the scope of the services provided.
